So, you want to get in a real estate butyou know you're on a tight budget.
You got to look for motivated sellers butyou are not looking to spend a lot.
Well, I'm going to tell you how to do that forfree.
I'm going to share with you (1) how to find deals for free.
And free does notmean difficult.
I'm going to show you the easy way to do it.
Number 2, I'm going toshare with you the best strategies that are working for my students right now.
Not stuff that used to work.
I'm going to tell you what's working now.
And thenthird, I'm going to give you some secret places to look that most investors don'teven know about.
What is a motivated seller? A motivated seller is someonethat is looking to sell their property now.
They need to sell it fast and theyneed to probably sell it for cash.
And the reason why we say that they'remotivated sellers is usually because of a concept that I call the problem-solverconcept.
Okay? And this is where you find people with property problems and I'llgive you some examples.
People that maybe are in bankruptcy or are in foreclosureor are in a divorce situation or they got relocated or they inheriteda house that they don't want.
I mean, I could go on and on about all of thedifferent property problems that people have.
And it's not necessarily a propertyproblem like.

Maybe the roof is not falling in.
Maybe the house is just fine.
But they are having a problem paying and keeping that property.
And here is whereyou can help.
But the key to this is they need to be in a problem.
They need to beexperiencing some type of distress.
And that's what makes them motivated.
So now, that I told you what a motivated seller is and giving you the problem-solverconcept, let's get into it.
When you're talking about finding property problemsand finding motivated sellers, people that have property problems, this can befree, okay? I just want you guys to know that.
But the key to it is is you want tostart with what you already have.
What resources do you already have to findthese people? You may think that's a weird question but it's not.
I'mto tell you.
Because most of us already have a list of people that we could call.
And you're probably thinking, “No, I don't.
” Yes, you do.
So, you're not going to just becalling on people that may have a property problem or that blah, blah, blah.
You're really actually going to start off with the people that youhave in your cell phone.
I'm talking about your friends, your family, formerco-workers, people that you know.
And what you want to start to do is start tellingthem what you are looking for.
Let them know what you're doing.
You basicallyreach out to all of your friends and your family and your contacts.
Everybodyin your circle, okay? Most of us probably have at least 50 people in our phonethat we can call.
Now, many of us may think, “No, I don't.
” But you probably do.
Ifyou scroll through your contact list, you probably have 50 or more people that youcould call.
And all you want to do is just tell them what it is that you'relooking for, okay? Tell them that you are looking forpeople with property problems and you want to be very specific.
Let them know, “Hey, I'm doing real estate investing.
I'm connected with this great network.
I'mdoing these things.
” Blah, blah, blah.
“And these are the type of people that I help, I help people that are in foreclosure.
I help people that are losing their homebecause they may have lost their job.
Or I'm helping people that got relocated orI'm helping people that inherited a house that they don't want.
” Or whateverthe situation may be, that's what you tell them.
You basically.

And I'll giveyou a script.
I'll give you a letter a little bit later.
You go through and youcontact the people that you already know.
And it is so easy to do this and youwill be shocked at how many leads that you get absolutely free just by doingthis thing, okay? And all you do is you call them, you text them and you sendthem a note.
That's it.
And then all of a sudden, if you've done that, those 3things for each person, okay? So, you got 50 people.
Let's just use this as anexample.
You go through your phone and I promise you, you got 50 people in there.
Probably more than that.
Maybe some old co-workers that you think have forgottenabout you.
You don't care, you're just trying to make money here.
So, you callthose people.
Tell them the little script that I give you then you send them alittle follow up text message then you send them a little note.
Now, all of asudden, you've just intersected these people.
They're like, “Whoa, wait a minute.
Yeah, I do know someone that's going throughforeclosure.
” Because you told them what it is that you're looking for.
You told them, “Hey, I'm helping people with foreclosure.
” Now, all of a sudden, they're going to start to see people with foreclosures.
I'm telling you, it works.
But you have to be very specific and tell them what it is that you're lookingfor so that they can bring those people to you.
It's a very, very tricky thingthat is free for you to do but it works.
I literally.

I'm telling you this.
I had astudent and I told her to do this, okay? And this is a very popular thing thatmany many people do but most people don't even know how to do it.
They mayjust call the person and then say, “Hey, no one gave me anything.
” But the key to itis is you have to make the 3 contact points.
You have to call them, you have totext them and you have to send them the card.
And the reason why you send themthe card is because they're going to get that a few days later, okay? They're going to.

You have called them, you text them.
You do that kind of.

.
Immediately you'restarting to make their mind think.
Like, “Do I know that's inforeclosure?” But the thing about it is you call all of these 50 people, you've text message all 50 of them and you sent all 50 of them a note.
Now, allof a sudden, those 50 people that's a hundred and fifty contacts that you madebasically, because I was 3 touch points per 50 people.
So, that's 150 touchpoints.
You've done that.
Super easy.
Like I said, I'm going to give you the script forthat.
And all of a sudden, you're going to get leads.
I literally had a student thatdid this.
And in one week, she had 6 leads.
And 2 of those leads she turnedinto deals.
Yes.
And I'm not exaggerating.
This is so easy.
It's super free.
I giveyou exactly what to say and it works.
That's the first thing.
Let's get to thesecond thing.
The second thing that you can do is that's free, completely freebecause we're talking free here, is you literally can make flyers, okay? You canmake flyers.
You can type them out on your own computer and then print themout and then hand those flyers out.
Now, what you want to do again is stay verytargeted.
If you're going after foreclosures, for example, your flyershould be about foreclosures.
They shouldn't just be about “We buyugly houses” or “I'm looking for houses”.
That's too general.
You got to bespecific if you want this to work.
So, you may just make a flier that says “Behindon mortgage payments? We can help.
“And they give them your phone number in your website and tell some of thebenefits of your business.
Super easy and you can just pass thoseout.
You can make door hangers that way.
You can make ads that you put for freeon certain websites.
So again, this is super easy to do.
It doesn't take mucheffort and you don't have to have any money to do this stuff.
Again, I hadanother student, same thing, tight budget.
Made the flyer the same way that I justtold you and guess how many leads they got? 7.
They got seven leads off oflike.

I think they made.
.
.
I think they told me that it wasn't quite 100 thatthey made.
And they really just passed it out through a neighborhood that theytargeted and they got 7 people to call them back.
It is not hard to do.
Thenext place that you want to look.
And again completely free is I'm going to giveyou 4 top websites.
Number 1, Craigslist.
Number 2, Zillow.
Number3, For Sale By Owner.
And then number 4, Trulia.
Those are 4 websites thatare completely free when you literally can reach out to people that have listedtheir property for sale and you literally can call those people and makeyour pitch to them, okay? Super easy.
Again, they've already raisedtheir hand.
Like I said, those websites that I told you, they literally havefilters so that you can filter out and find people that are in foreclosure orthat are in pre foreclosure or that their property needs repair and they'veput in their listing like handyman special or investor special orfor investors only or looking for cash deals.
These are the type of words thatyou want to search and find in people's ads and then give those people a call.
And then you can help them market their properties and make at least $5, 000.
That's how much I used to make on my wholesale deals.
Okay.
